Planning Board Focuses on Building Expansion

BZA will review legalization of retail store and apartments at property on Green Street.

A Huntington Village storage building, located at 17 Green Street, which also serves as office space for Value Drugs was reviewed and discussed for a plan to legalize its expansion from a one-story to a two-story property at Wednesday's Town of Huntington Planning Board meeting.

This comes after the Board of Zoning Appeals (BZA) received an application to request a special use permit to utilize special parking to legalize an existing retail establishment and to add a second floor to include five apartments.

Robert Riekert, the Planning Board's deputy director, said the applicant Peter Pastorelli, who owns Value Drugs on New York Avenue, is also requesting 44 parking spaces in addition to the expansion.

"We are waiting on an approval from the BZA, which will be addressed on Thursday, Aug. 5," Riekert said. "The request was first submitted on April 20, 2010. The property consists of 7,000 square feet and is located in a C-6 General Business District."

As viewed at the meeting, a conceptual site plan was discussed. The first floor would consist of retail space of 5,105 square feet and the second floor apartment breakdown would also equal 5,105 square feet.

According to Planning Board documents, this one-story building was previously a storage facility requiring 11 parking spaces.

Planning Board Chairman Paul Mandelik also announced at the start of the meeting that this will be the Planning Board's first meeting taped for broadcast on TV and the Web.
