Cell Tower Code Revised The Huntington Town Board, at its May 16 meeting, approved the first comprehensive revisions to the cell phone section of the Town Code since it was enacted in 1998. The changes, which are effective June 1, establish new procedures and criteria for the Town's Zoning Board of Appeals in considering applications for special use permits allowing construction of cell phone towers in the Town. Appointments, Reappointments The Huntington Town Board appointed and reappointed members of the Planning Board, Zoning Board of Appeals and Huntington Housong Authority to fill vacancies. The Town of Huntington Planning Board reviewed and recommended a request to the Town board for a zoning change sought by proponents of the proposed AvalonBay project to be built just south of the Huntington train station at their April 20 meeting. The new project’s considerably reduced density is identical to those of Avalon Court and Court North in Melville, according to the developer The 26.6 acre site, located north of East 5th Street, is requesting to be rezoned from a R7 single-family zone to a R3M zoning district. Station Fun Center Plan Advances

Town's zoning board approved two variances needed by the owner.

The Huntington Board of Zoning Appeals approved two variances needed by developer Brad Rosen for his proposed Station Sports Family Recreation Center to be located on Depot Road. The plan calls for it  to open in the spot that formerly housed the town's day laborer site before that was shut down last year. Rosen was seeking relief from the BZA to open a game center within 200 feet of a library. A branch of the Huntington Public Library is located across New York Avenue from the site in a building also owned, coincidentally, by Rosen.  He also needed a variance allowing him to use 18 municipal parking spots to meet anticipated parking needs.  Rosen hopes to open the rec center’s batting cages and miniature golf course this summer if …

Huntington Zoning Board of Appeals Grants Variances

Variances were approved allowing for a used-car lot where a landscaper used to be.

New York Avenue Used Car Lot A used car dealership is set to open on New York Avenue next to Canine Corral, in the spot where Northwind Landscaping was formerly located. The property and one-story structure at 1849 New York Avenue, Huntington Station, is owned by Christopher Conologue. Zoning attorney Tom Abbate, who represented the applicant, 1849 New York Avenue, LLC, noted that used-car sales are conditionally permitted on the .30-acre lot, which is in the C6 zoning district, or general business, but requires a special-use permit.   The applicant also was seeking a depth extension on the west side of the property to allow parking to the rear of the building. Bay Board Takes Up Construction, Sand

The Huntington Bay Village Board Monday night discussed residential housing construction, the budget and preparation for the probable snowstorm this week. Neal Hoffman presented the application for construction on the property of 354 Bay Ave. The property required a steep slope special permit application for the construction of garden walls. The property owners were also making conversions to the first floor and constructing a partial second floor above the two-car garage. The board approved the proposed renovations, but neighbor Jay Cavanagh voiced his worries about what the pending construction would do to the narrow Bay Avenue. “I’m concerned about damage on the road and damage to neighbors’ properties,” he said. Zoning Board Gives Kleet Lumber OK to Legalize Current Site Configuration

The Huntington Board of Zoning Appeals approves the current layout and structure of Kleet Lumber's property on Park Avenue.

The Town of Huntington's Board of Zoning Appeals granted Kleet Lumber Co., Inc. its request to legalize its current site configuration and all structures on its property on Park Avenue at a meeting on Thursday. Kleet Lumber, which has been a fixture on Park Avenue in Huntington since 1963, suffered severe losses in 2001 after a fire destroyed much of the building and inventory on the property. Kleet began rebuilding in 2003 after the Town Planning Board approved a site plan. One of the items in question at Thursday's meeting was the collection of 18-foot racks currently on Kleet's property. The racks, used for lumber storage, have been a fixture on the property since 2002. Board member Jeffrey Naness said he was concerned about legalizing …

Dwyer is President Again; Paci is VP

BOE elects him to another term as head.

Bill Dwyer was re-elected as president of the Huntington School Board at its organizational meeting Tuesday night, 5-1, with John Paci the sole no vote.  Trustee Elizabeth Black was absent. Dwyer's re-election was basically a slam dunk, but the vice president election was a bit more dramatic. After some discussion and some confusion, John Paci was elected unanimously. Prior to the elections, Richard McGrath and Paci were sworn in for their new terms after being re-elected to office in May. In addition, Black, McGrath and district resident Lynn Kiraly were appointed to serve on the district audit committee. Dr. John Colletta and Corporate Medical Consultants was appointed to serve as the district physician with a retainer of $53,500. …

Update: No Vote on Avalon Rezoning; Period to Consider Extended

Civic activists asked the board to extend a vote to September 21.

The Huntington Town Board again delayed a vote Tuesday on a proposal to re-zone a 26-acre parcel in Huntington Station, allowing for a 490-unit housing complex called Avalon Huntington Station. Another resolution, offered by Councilwoman Susan Berland, to extend the period of consideration until the board's September 21 meeting was approved, 3-2, with Berland and councilmen Mark Mayoka and Mark Cuthbertson voting yes. Supervisor Frank Petrone said that he voted no because the current extension has not yet run out. "And we have another meeting in August," he said. Councilwoman Glenda Jackson echoed Petrone. Harris: A Video Tour of Avalon's Proposed Walking Path Route

Avalon Bay opponent Matt Harris takes issue with claims that the train station is within walking distance of the proposed housing development.

Huntington Station resident Matt Harris, an opponent of a zone change being considered currently by the Town Board that would favor Avalon Huntington Station and allow the construction of 490 units on 26.2 acres on north Fifth Street, has made a video of the walking path proposed in the project. It is attached to this article. The proposal to create a district called the Huntington Station Transit Oriented District as well as to rezone the property, currently zoned R-7 residential, has been the center of much controversy since the public hearing in March. At that time, Avalon representatives said that the area around the proposed project wouldn't face an overwhelming amount of increased traffic as many of the residents of the housing units…

Lloyd Harbor Conservation Board Examines Noise Pollution

After seeing limits on outdoor lights passed, the board is hoping to quiet lawn mowers and leaf blowers.

Last month, the Lloyd Harbor Board of Trustees approved new legislation limiting light pollution from outdoor fixtures. It was a victory the Lloyd Harbor Conservation Board say they had been waiting for and working on for years. Now, fresh from success, they have their sights on a new proposal: limits on noise pollution. In a small but jubilant meeting Monday night, the conservation board celebrated and discussed their plans to propose new restrictions on lawnmowers and yard workers to the town Board of Trustees and how to best raise support for the measure.
