Planning Board Discusses Property Lot Line Changes

Four Trails Land Company is requesting a lot line change on two adjacent properties.

A lot line change at the Four Trails Land Company in Huntington caused much debate at Town of Huntington Planning Board meeting last week.

Joseph Fusaro, the developer of the property located at 14 Greenhill Lane, explained that the proposed lot line change will locate an existing dwelling on the property near the south side of Little Plains Road and east of Greenhill Lane onto a newly configured lot. A lot line change is an adjustment in the position of a lot line between two pieces of property.

Planning Board Deputy Director Robert Riekert tried to clarify the potential change in a simpler manner.

"The lot line change would separate the front property from a barn and a remaining acre towards the back end of the property, which has two long parcels and will be subdivided," Riekert explained. "This is an R-40 zone district and proposed lot one is 43,949 square-feet and lot two is 264,972 square-feet."

Fusaro said that the parcel for plot one is on Little Plains Road and a property owner's home lies east of the lot line.

"I am looking into possibly obtaining the property if the owner wants to sell his home," Fusaro said. "On May 7, 2009, the BZA approved a lot width at setback variance of 50.12 feet on proposed lot two where 125 feet is required. I know the board is also requesting a proposed driveway easement through lot two to continue driveway access to lot one."

Planning Board Chair Paul Mandelik said that the applicant for the property has to go in front of the Planning Board in approximately two weeks with this request.

"I understand there will be a one acre parcel on lot one and a six-acre parcel on lot two, which will be subdivided into five lots," Mandelik said. "Pending the outcome of this application, the property owners need to know what is going on with these proposed changes."

Riekert said that it is more desirable to expand division and maximize the lots.

"A resolution will be made in approximately two weeks," Riekert said.
