Planning Board Approves Changes for Sports Center

The center followed the request to create more visible signs for pedestrians crossing the street.

The Huntington Planning Board approved a site plan issued by the owners of the proposed Station Family Fun Sports Center in Huntington Station after the owners re-submitted a plan that took the board's safety requests from the previous meeting into account.

At the , the board asked the applicants to consider placing warning signs along the street for drivers as they approach a pedestrian crosswalk located at the corner of Depot Road and East 4th Street. The crosswalk is necessary for the function of the center as it will allow the people to cross between both facilities, which are on opposite sides of the street.

At the April 27 meeting, Executive Assistant to the Planning Director Steven Haber informed the board of the applicant's plan to post two yellow-green flourescent signs both well in front of the crosswalk (in order to be visible to drivers) as well as at it. He also mentioned that the facility will have security outside of each building at all times of operation.

In approving the application, the board continued to throw its support behind the application, with Chairman Phil Mandelik praising the idea. "I hope it works," he said.

The board also reviewed a site plan submitted by Taxi El Universal at 1701 New York Avenue in Huntington Station, which was requesting to add four parking spaces (as well as one handicapped space) as well as put new drainage into the building. The building itself would mostly remain the same.

One of the photos submitted with the application suggested that the property was owned by New York State, although the board had no other indication that it was. They first suggested to table the application, but then chose to approve it upon the condition that the State did not own the property.

The board also passed a resolution with three conditions to allow builders of a proposed Lowe's to be constructed along Jericho Turnpike in Huntington Station to get a building permit. The applicants were required to post a $125,000 bond to determine if a traffic light is needed at the intersection and a separate bond for road improvements along nearby Iceland Drive. The board also conditioned the resolution on the receipt of approved site plans from the New York State Department of Transportation, which have not been received yet. The site plan for the proposed hardware store was originally approved in March of 2010.

Two subdivision applications were approved by the board. One, for a house on Bittersweet Court in Centerport, accepted a homeowner's new plan for plantings of trees along the property. A request from the homeowner's neighbor to the south for 20-foot cedar trees to be planted on the property was deemed unreasonable by the board.

The other subdivision application approved brought developers one step closer to construction on three panhandle lots at the proposed site for D'Amico Estates at Old East Neck Road in Melville. The application was amended to require the developers to remove all vegetative areas from the site, as well as reduce large piles of soil on the site so that they will not be taller than six feet high. 

Two ZBA applications were reviewed by the board. One, for ZBA Application #20233 (in regard to a proposed six-story office building in Melville), simply removed one recommendation from the planning board to the zoning board as the applicants were no longer seeking what was recommended. The other, for ZBA Application #20239 (regarding a property at 78 Birchwood Drive), was given the board's recommendation after they were told that the applicants took suggestions from the planning board into account.
